Bill Murphy is the Auburn Branch Manager and leader of the Murphy Mortgage Team at Fairway Independent Mortgage Corporation. With nearly three decades in the mortgage industry and more than $1.5 billion in career loan production, Bill is consistently recognized as a top 1% mortgage originator nationwide, known for his discipline, consistency, and leadership.
Since beginning his career in 1998 and joining Fairway in 2007, Bill has helped thousands of families achieve homeownership, providing guidance across all loan types including conventional, FHA, VA, and jumbo financing. He is known for delivering a highly structured and transparent process, proactive communication, and tailored financing strategies designed to align with each client’s long-term goals. His ability to navigate changing markets and provide clear, strategic advice has made him a trusted resource for both first-time buyers and experienced homeowners.
Bill’s performance has earned him consistent recognition at both the national and regional levels. He has been recognized by Mortgage Executive Magazine as a Top 1% Originator and named a Scotsman Guide Top Originator. Regionally, he has been honored by Banker & Tradesman as a Top Producer in Central Massachusetts for 14 consecutive years. Within Fairway, he is a perennial Chairman’s Club member and Diamond Club honoree.
In addition to his production success, Bill is a keynote speaker, performance coach, and mentor who works with individuals and teams on sales, productivity, and mindset. He has been coaching with Fairway Ignite for over a decade and was named Ignite Coach of the Year (2018) as well as the recipient of the Phoenix Award (2026). A Level 2 Certified Coach, he brings a structured, disciplined approach to helping others perform at a high level.
Outside of business, Bill lives what he teaches. He is an accomplished endurance athlete who has completed 25 marathons (including one on crutches), ultramarathons, is a 7x Ironman finisher, and has summited Mount Kilimanjaro. He also completed the Great World Race – running seven marathons on seven continents in seven days – as a major fundraising effort for Make-A-Wish, demonstrating his commitment to pushing past limits in service of others. He's earned a 2nd degree black belt in Krav Maga and completed the Kokoro 65, a 50-hour challenge modeled after U.S. Navy SEAL Hell Week for civilians. These experiences reinforce the mindset, resilience, and discipline that define both his personal and professional life.

The Murphy Mortgage Team has raised over $1 million for Make-A-Wish® Massachusetts and Rhode Island, and a portion of every closed loan is donated – meaning every client who works with Bill’s team directly contributes to granting wishes for children facing critical illnesses. The team also proudly supports several additional local charities and community initiatives. For Bill, success is measured not only by results, but by the impact made on clients, partners, and the community.
Bill is also a proud father of three adult children. When he’s not working or speaking, he prioritizes daily wellness and exercise. He can often be found training with his dog and accountability partner, Kaezly.
